A modular, prefabricated house is gaining popularity because it offers something traditional construction often doesn't: cost predictability. In this article, we break down everything that makes up the price of a modular house in 2026.
What exactly is a modular house?
Before we get to the numbers, let's dispel some myths. A modular house is not a container or a caravan. It's a fully-fledged residential building – with a foundation, highly insulated walls, modern heating and durability measured in decades. The difference is that its structural elements are manufactured in a production hall, not on an open construction site.
In practice, this means:
- Controlled production conditions – no impact from weather, moisture, frost
- Machine precision – CNC-cut elements accurate to 1 mm
- Shorter completion time – 8–16 weeks from contract to move-in
- Fixed contract price – no "surprises" during construction
What makes up the price of a modular house?
The price of a prefabricated house is not a single number – it's the sum of several cost categories, each depending on individual investor decisions.
1. Construction and finishing

2. Foundation
This is an element many forget at the preliminary calculation stage. The type of foundation depends on ground conditions and house model:
- Foundation slab – most commonly used in prefabricated houses, cost from PLN 250 to 400/m². Ensures even load distribution and facilitates underfloor heating installation
- Strip foundations – traditional solution, PLN 200–350/m². Work well on stable ground
- Screw piles – ideal for difficult ground (peat, waterlogged), quick assembly without wet works, cost depends on number and depth of piles
3. Utility connections
Without electricity, water and sewage, a house remains just a building. Connection costs depend on distance from the network and local conditions:
- Water connection: PLN 3,000–8,000
- Sewage connection: PLN 5,000–15,000 (alternative: domestic sewage treatment plant – PLN 8,000–20,000)
- Electrical connection: PLN 2,000–5,000
- Gas connection (optional): PLN 3,000–10,000 – unnecessary with a heat pump
4. Transport

5. Site development

Hidden costs nobody talks about

- Geotechnical ground survey – PLN 1,000–2,500 (one-time, but essential for foundation selection)
- Survey map for design purposes – PLN 1,500–3,000
- Electrical network connection fee – depends on connection capacity
- Construction insurance – a few hundred PLN per year, but worth the peace of mind
How to compare modular house prices?
Not all offers on the market are comparable. What to look for:
- What exactly is included? – some companies quote the price of a "bare" structure without roof, windows or installations
- What finishing standard? – "closed shell" is completely different from "turnkey"
- Are transport and assembly included? – often charged separately
- Warranty – how many years, for what, what conditions?
