How to prepare your plot for a modular house? A practical step-by-step guide
You have a plot and plan to build a modular house on it? Great decision. But before we start producing panels in our hall, it's worth ensuring your plot is properly prepared. Good preparation is key to smooth delivery – without delays, extra costs and stress. Here's everything you need to know.
1. Check the plot's legal status
Before you start planning, answer a few key questions:
Is the plot zoned for construction?
Not every piece of land allows house building. The plot must be designated for residential development – in the Local Spatial Development Plan (MPZP) or based on a Building Conditions Decision (WZ).
Is the plot serviced?
"Serviced" means it has access to utilities – electricity, water, sewage. An unserviced plot is not an obstacle, but generates additional costs and time for connections.
Do you have road access?
A plot without public road access is a serious legal and practical problem. Check that access is formally established.
2. Conduct geotechnical ground survey
This is one of the most important – and most often skipped – preparation stages. A geotechnical survey assesses ground bearing capacity, groundwater level and potential risks.
Why is it important? The survey results determine foundation type. A foundation slab on stable sandy ground is different from screw piles on peat. Wrong foundation selection can lead to building settlement, cracks and costly repairs.
Cost: PLN 1,000–2,500. Time: 1–2 weeks from order to report.
3. Plan and install utility connections
Every house needs electricity, water and sewage disposal.
Electricity – Apply to the local energy company. The procedure takes 2–4 months, so start early.
Water – Application to the local water utility. If there's no network nearby – consider a deep well (cost: PLN 5,000–15,000).
Sewage – If the sewage network is within reach – apply for connection. If not – two alternatives:
- Ecological septic tank – cheaper upfront (PLN 5,000–10,000), but requires regular emptying
- Domestic sewage treatment plant – more expensive (PLN 8,000–20,000), but maintenance-free and ecological
4. Prepare the foundation
The foundation is the only construction element done on-site before prefabricated panel delivery.
Foundation slab (most common) – Even load distribution, ideal for underfloor heating, quick to build (3–5 working days). Cost: PLN 250–400/m².
Strip foundations – Traditional solution, proven for years. Better on stable ground.
Screw piles – 1–2 day installation, no wet works, ideal for difficult ground. Minimal environmental impact.
5. Ensure transport access
Prefabricated elements arrive on semi-trailer sets (truck approx. 13–16 m long). A mobile crane is used for unloading. Minimum requirements:
- Access road width – minimum 3.5 m, ideally 4 m
- Turning radius – the truck needs at least 12 m
- Surface load capacity – the road must support a loaded set (approx. 25–40 tonnes)
- Crane space – stable ground within 15–20 m of assembly point
- No overhead obstacles – power lines, tree branches, bridges
