“What is your price per metre?”
It is one of the first questions in a sales conversation. Apartments are compared that way, so a house should be just as simple. The difficulty is that a square metre can hide a different specification, area definition and list of exclusions.
The Treevia numbers
Using BASIC prices valid from September 2026 and usable floor area:
- MINI 31: PLN 182,379 net / 30.78 m² = PLN 5,926/m²
- NORD 68: PLN 454,149 net / 67.57 m² = PLN 6,721/m²
- BARN 124: PLN 746,055 net / 123.8 m² = PLN 6,026/m²
- BARN 152: PLN 827,360 net / 152.29 m² = PLN 5,433/m²
- HAVEN 218: PLN 1,076,048 net / 218.18 m² = PLN 4,932/m²
Why bigger can look cheaper
A kitchen, bathroom, electrical board and ventilation system do not shrink in proportion with the house. In a compact model those fixed costs are divided by fewer metres. The lower rate for a larger model is mathematics, not a lower total bill.
What sits outside the rate
Foundation, utility connections, assembly on the plot, transport beyond the included distance and landscaping need their own lines in the budget.
The point
Use price per m² to compare models inside one consistent offer. To compare suppliers, ask for the total scope in writing. The honest number is the one that reaches the finished plot.
