Prefabrication vs. traditional construction – an honest comparison

Planning to build a house and wondering whether to go for a traditional brick building or modern prefabrication? This is a question asked by an increasing number of future investors. In this article, we compare both approaches – honestly, without marketing oversimplifications.

Construction time – months vs. weeks

This is the most frequently cited difference, and it's no wonder – it's spectacular.

Traditional construction typically takes 12 to 24 months – in an optimistic scenario. Add time for design, permits, finding crews, winter breaks and unforeseen delays. Many investors who started building "this year" finish only two or three years later.

A Treevia prefabricated house is completed in 8–16 weeks from contract signing. How? The key is process parallelism – while the foundation is being prepared on site, wall, roof and floor panels are being manufactured in the production hall. On-site assembly takes just a few days. The rest of the time is for finishing and installation work.

Build quality – human hand vs. machine precision

In traditional construction, quality depends on many variables: crew skills, weather conditions, supervision quality, and even whether the bricklayers had an "off day." Building outdoors means materials are exposed to rain, frost and variable humidity – leading to mould, cracks or unevenness.

In prefabrication, elements are produced in controlled hall conditions – constant temperature, constant humidity, no weather impact. Structural timber is kiln-dried to 12–15% moisture, and cutting is done on CNC machines accurate to 1 millimetre. Every panel undergoes quality control before leaving the hall.

The result? Perfectly straight walls, precise joints, and thermal bridges eliminated at design stage, not "fixed" on site.

Costs – apparent savings vs. real predictability

At first glance, traditional construction may seem cheaper – especially when comparing raw material costs. But the real picture only emerges at the end.

Typical cost traps in traditional construction:

  • Underestimated initial budget – the gap between plan and reality reaches 20–40%
  • Delays generate additional costs (rent, commuting, mortgage payments for a house you're not living in yet)
  • Mid-construction changes – "maybe let's move that wall?" – cost disproportionately more
  • Crews that "abandon" the build halfway – forcing you to find replacements at higher rates

Prefabrication eliminates most of these risks. The price is set in the contract and doesn't change during construction. Shorter build time means lower financing costs. And process standardisation means the calculation is accurate – based on repeatable, proven stages.

Energy efficiency – standard vs. aspiration

In traditional construction, energy efficiency is possible – but requires extra effort, materials and supervision. Construction errors (thermal bridges, inaccurate insulation, air leaks) are hard to avoid on a building site.

A Scandinavian timber house stands for 200 years. A poorly built brick house starts deteriorating after 20.
